The ANSI/BHMA Grading System

Before diving into lock types, it's essential to understand how commercial locks are graded. The American National Standards Institute (ANSI) and the Builders Hardware Manufacturers Association (BHMA) publish performance standards for door hardware. Locks are graded on a 3-tier system:

  • Grade 1 — Heavy-duty commercial. Tested to 250,000 cycles minimum. Required for high-traffic commercial, institutional, and industrial applications.
  • Grade 2 — Light commercial/heavy residential. Tested to 150,000 cycles. Suitable for light commercial and multi-family residential.
  • Grade 3 — Residential only. Tested to 100,000 cycles. Not appropriate for commercial use.

For any commercial application, always specify Grade 1 hardware. Grade 2 and Grade 3 products will fail prematurely under commercial traffic loads.

1. Mortise Locks

The mortise lock is the workhorse of commercial door hardware. It is recessed (mortised) into a pocket cut into the door edge, providing a robust, multi-function locking mechanism in a single unit.

How It Works

A mortise lock contains a latchbolt (spring-loaded, for latching the door), a deadbolt (key-operated, for security), and often an auxiliary latch (anti-shimming protection). The lock body is recessed into the door, with trim (levers or knobs) on both sides and a cylinder on the outside.

2. Cylindrical Locks (Bored Locks)

Cylindrical locks — also called bored locks or knobsets/leversets — are installed through a cylindrical hole bored through the door face. They are simpler and less expensive than mortise locks but offer lower security and shorter service life under heavy use.

How It Works

The lock mechanism is contained in a cylindrical chassis that fits through the bored hole. A separate latch assembly is installed in the door edge. The cylinder is integrated into the knob or lever.

3. Exit Devices (Panic Hardware)

  • Rim exit devices — most common, surface-mounted latch
  • Mortise exit devices — highest security, recessed mortise body
  • Vertical rod exit devices — for pairs without center mullion
  • Concealed vertical rod — rods routed through door interior

Required by IBC and NFPA 101 in assembly, educational, and high-hazard occupancies. Fire-rated doors require fire exit hardware (UL 305 listed), not standard panic hardware.

4. Electrified Locks

Electrified locks integrate electrical functions into mechanical lock hardware for access control, remote locking/unlocking, and monitoring. They are the bridge between traditional mechanical hardware and modern access control systems.

Types of Electrified Locks

Electric Strikes

Replace the standard strike plate. The strike is electrically controlled to release the latch, allowing the door to open without retracting the latch. The lock itself remains mechanical. Electric strikes are fail-safe (unlocked when power fails) or fail-secure (locked when power fails) — specify based on life-safety requirements.

Best for: Controlled entry points where the door needs to be released remotely. Common in apartment buildings, office lobbies, and access-controlled corridors.

Electrified Mortise Locks

Standard mortise lock with an electrified function — typically electric latch retraction or electric deadbolt. Provides the full security of a mortise lock with access control capability.

Best for: High-security access-controlled openings in commercial and institutional buildings.

Electrified Cylindrical Locks

Cylindrical lock with an electrified function. Less common than electrified mortise locks but used in light commercial access control applications.

Magnetic Locks (Maglocks)

An electromagnetic lock that holds the door closed by magnetic force (typically 600–1,200 lbs holding force). No mechanical latch — the door is held purely by magnetism. Must be fail-safe (unlocked when power fails) for life-safety compliance. Requires a separate egress device (REX sensor, push-to-exit button, or motion sensor) for ADA-compliant egress.

Best for: Controlled access points where a traditional latch is not practical, such as glass doors, aluminum storefront doors, and sliding doors.

Electromagnetic Locks with Integrated Egress

Combines a maglock with an integrated request-to-exit (REX) sensor or push-to-exit button for code-compliant egress without a separate device.

5. Deadbolts

Commercial deadbolts provide a secondary locking function — a bolt that extends into the strike without spring action, requiring a key or thumbturn to retract. They are used as standalone locks on low-security doors or as supplemental security on doors with a primary latch lock.

Single Cylinder vs. Double Cylinder

  • Single cylinder — key outside, thumbturn inside. Standard for most commercial applications.
  • Double cylinder — key required on both sides. Used where a glass panel near the lock could allow someone to reach in and turn a thumbturn. Note: double cylinder deadbolts may be restricted by fire code on egress doors — always verify with the AHJ.

6. Padlocks and Hasps

Used for securing gates, storage areas, equipment, and temporary installations. Commercial-grade padlocks (Grade 1) feature hardened steel shackles, anti-pick cylinders, and weather-resistant bodies. Not appropriate for primary building egress doors.

7. Keypad and Smart Locks

Electronic locks with keypad, card reader, fob, or smartphone credential input. Increasingly common in commercial applications for their audit trail capability, remote management, and elimination of physical keys.

  • Verify compatibility with your access control system before specifying
  • Confirm the lock is rated for the door's fire rating if applicable
  • Ensure the credential reader meets ADA mounting height requirements (15"-48" AFF)
  • Specify fail-safe or fail-secure based on life-safety requirements

Finish Standards: ANSI/BHMA Finish Codes

Commercial hardware finishes are standardized under ANSI/BHMA A156.18. Common finishes and their codes:

  • 605 (US3) — Bright Brass
  • 606 (US4) — Satin Brass
  • 612 (US12) — Satin Bronze
  • 613 (US10B) — Oil-Rubbed Bronze
  • 626 (US26D) — Satin Chrome — most common in commercial

Always specify hardware in matching finishes across all components on a door — lock, hinges, closers, and exit devices.

Master Key Systems

Commercial buildings typically use a master key system that allows different levels of key access across the building. Common configurations:

  • Grand Master Key (GMK) — opens all locks in the system
  • Master Key (MK) — opens a subset of locks (e.g., all locks on one floor)
  • Change Key (CK) — opens only one specific lock

Interchangeable Core (IC) systems — including SFIC (Small Format) and LFIC (Large Format) — allow cylinders to be rekeyed without tools by swapping the core, dramatically reducing rekeying costs in large facilities.
